All official mandatory lease forms are now available in electronic format via a secure and easy-to-use government platform!

This platform enables fully digital management of the lease agreement process, while offering you:

  • An interactive, step-by-step process;
  • Tooltips and explanatory notes to help you understand the information you need to provide;
  • Forms that incorporate all current legislative and regulatory changes, ensuring that your lease is compliant.

Terms of Use

The lease can be signed remotely using an electronic signature system. To do so, a valid email address must be provided for each party to the lease.

The platform also allows additional documents to be attached, such as the building regulations.

Deadlines for completing and uploading the lease

Once started, the process must be completed within a maximum of 36 hours. At the end of the process, the lease will be generated in PDF format.

The lease form can then be downloaded and printed from the platform for a period of 90 days.

Pricing

The cost of the electronic lease is $2.99 plus tax (total cost: $3.44), in accordance with the payment terms posted on the platform.

User responsibility

The electronic lease is generated exclusively from the information provided by users. The Tribunal:

  • does not verify the accuracy, completeness, or relevance of the data entered;
  • assumes no responsibility for the consequences that may arise from errors, omissions, or inaccuracies in the information provided.

The Tribunal does not provide legal advice, interpretations of the law, or recommendations regarding the rights, obligations, or remedies of the parties. Users remain responsible for:

  • ensuring that the lease generated corresponds to their situation;
  • verifying that it meets their needs;
  • obtaining the advice of a lawyer, if necessary.

Do not look for “Schedule 6”! If additional services are included in the lease, such as services of a personal nature provided to the lessee, you can provide the necessary information on the lease form you have selected.

Lease of a Dwelling +

This form must be used for renting accommodation for which no other mandatory lease form applies.

A specific form applies to the rental of:

  • low-rent housing;
  • housing located in a cooperative;
  • housing rented to a student;
  • land intended for the installation of a mobile home.

Lease for a Dwelling in Low-Rental Housing +

This form must be used to rent:

  • a dwelling located in a low-rent residential building owned or managed by the Société d’habitation du Québec;
  • a dwelling located in a private building whose operating costs are subsidized in whole or in part by the Société;
  • a dwelling located in another building, but whose rent is determined in accordance with the Société's regulations.

This form must also be used for the rental of a dwelling for which the Société d'habitation du Québec agrees to pay a sum in lieu of rent.

Lease of a Dwelling in a Cooperative +

This form must be used for renting accommodation located in a cooperative.

Lease of a Dwelling Intended for a Person Pursuing Studies +

This form must be used if the accommodation is rented to a person enrolled in studies at an educational institution or by a recognized lessor in accordance with the Regulation respecting the recognition of an owner of a residential building whose dwellings are intended for persons pursuing studies.

Lease of Land Intended for the Installation of a Mobile Home +

This form must be used for the rental of land intended for the installation of a mobile home.

Mandatory Writing in the Case of an Oral Lease +

This form must be used to provide the lessee with the mandatory written document in the case of a verbal lease.

Paper lease forms

Lessors and lessees who prefer to use a paper form can obtain official printed leases:

  • at any of the Tribunal's offices;
  • from Publications du Québec;
  • at any other authorized point of sale, including certain bookstores.

The lease forms have changed.

On January 1, 2026, changes to lease forms came into effect. Forms that were on sale before this date remain valid until December 31, 2026.
